Tenant Fees and Compliance Information

We do not charge tenants any fees other than those permitted under the Tenant Fees Act 2019.

Permitted payments may include:

Rent

Rent is payable as agreed within the tenancy agreement.

Tenancy Deposit

A refundable tenancy deposit capped at no more than 5 weeks’ rent.

This will be returned at the end of the tenancy, subject to:

• any unpaid rent

• damage beyond fair wear and tear

• any other breach of the tenancy agreement

Holding Deposit

A holding deposit equivalent to one week’s rent may be required to reserve a property.

This will be deducted from the first month’s rent upon successful completion of referencing and agreement of the tenancy.

The holding deposit is refundable except in the following circumstances:

• if the applicant withdraws from the application

• if the applicant fails to reference

• if the applicant provides false or misleading information

• if the applicant fails to take reasonable steps to enter into the tenancy

Retention of the holding deposit will be in accordance with the Tenant Fees Act 2019.

Default Fees

Where applicable, the following fees may apply:

• Interest on late rent payments (charged at no more than 3% above the Bank of England base rate, applicable after 14 days)

• Reasonable costs for replacement of lost keys or security devices
